Just browse through the Sunday paper, the real estate books or scan multiple real estate websites and you will see a big hype.

  • The largest producer!
  • If we do not sell your house you are buying!
  • Sell your house in 39 days or sold for free!
  • We will advertise your home until sold!
  • We guarantee to save $ 5,000 on the purchase of your next home!
  • We will sell your home for 1% 2% or 3%!
  • # 1 Real Estate Agent!

Real estate is a murderer, the competitive industry. Real estate agents are always trying to find new ways to attract buyers and sellers. With so many to choose from real estate are constantly trying to make themselves stand out from the crowd. With this desire to be different, of course, create a big hype.

Let's review some of the most common forms of Realtors try to get their attention.

The largest producer!

People should be impressed by any agent who is the biggest producer. Right? What if it is real estate agent in the office of a staff of 2 or 3? There is more impressive. What if the agent was the largest producer of only one week? They do not advertise this information. Again, as is so impressive. Most people just assume that the agent is the largest producer is the time or atleast for a long period of time as one year.

If we do not sell your house you are buying!

Is the Realtors so confident in its ability to sell your house they will buy if not sold? Not really. If you read through the details, you see that the chances of the real estate agent to buy your home are almost nil. Most agents who advertise this has never bought one of the homes of their clients. For the agent to buy your house there are usually many requirements, as they purchase the home for the appraised value, less miscellaneous expenses such as finance and marketing (broker commissions) fees. In the end, it makes little sense for the homeowner to sell the real estate agent.

Sell your house in 30 days or we will sell for free!

This program is similar to previously advertised. Normally there is a list of things the owner should do to get the real estate agent to sell your home without a commission. In reality, rarely happens. Normally the real estate agent requires that the price the owner of the property to a value determined by an appraiser or real estate agent. Other requirements include:

  • the selling price of the house often must be lowered
  • when the house is sold, the owner would be required to purchase your next home through the same real estate agent
  • the house would need to be in show condition at all times
  • the home is also required to be readily visible in the short term.

If the owner does not perform in any of these tasks then the real estate agent would not be obliged to sell the house for free. There are all kinds of warnings that the agent may have to remove them from selling your house for free. Some of them are very entertaining.

We will advertise your home until sold!

Most Realtors do one without too many precautions. Most agents know that advertising rarely sells a home. A very small percentage of people to buy the house they originally called on. The main purpose of advertising for a real estate agent is selling your house directly. Advertising creates phone calls and some of these people become real estate clients. Over time this builds up a list of home buyers in search of the property. Another reason for Realtors to advertise is to get future listings. People thinking about selling usually interview agents who advertise heavily. So when an agent tells you how much they intend to advertise your home keep in mind that most of the benefits that advertising for the realtor and not their home.

We guarantee to save $ 5,000 on the purchase of your next home!

Most sellers of homes have been built on a cushion on their selling price. Here in Sarasota, Florida, in the house sells an average of approximately 97% of list price. If I sell a house for $ 350,000 most likely to list the house was $ 360,000 – $ 365,000. In this situation, it would be very easy for the salesman to say that saved the buyer $ 10,000 – $ 15,000. It was the agent as a shrewd negotiator that he got the seller to drop in price? Probably not. The seller probably only 3-5% a cushion factor in his selling price.

In many cases, especially in hot markets, homes sell above its selling price. Most Realtors who advertise these guarantees, either to give something small, like a home warranty or some other type of buyer credit, if not helping to negotiate a lower price.

We will sell your home for 1% 2% or 3%!

This is another hook that Realtors use to attract home sellers. Normally this 1% 2% or 3% shall be the listing agent to sell your home, but does not include any co-broke fees.

Depending on the market, sellers list their home anywhere from 5% -7%. What happens now is that listing agents go to the Realtor community through the Multiple Listing Service (MLS) and offers a co-broke fee (usually 3% or half of the total commission). If another agent brings the buyer pays the co-payment is ruptured. Most real estate transactions involve 2 Realtors. Therfore, the total commission of 6% is divided between the two agents. Many times when a publicity agent from 1% to 2% or 3% are only advertising their fees, but the commission goes up if you want your house listed in MLS. Most of the time is crucial to make your home appear in the MLS.

# 1 Real Estate Agent!

# 1 in what? Are more favorable real estate in the world? They've sold more real estate? Are they always the biggest producer? Do you sell the most houses last week, last month, last year?

Realtors I throw this around a lot. Any real estate agent can be # 1 in something on a given day. There are so many statistics in this industry, it would be pretty hard not to find an agent to be # 1 in something. I think the agents using this because it tends to attract people's attention.

I think it's normal to see this type of marketing in a highly competitive industry. I think it's the nature of business and there is nothing wrong with that. Many actors have used successfully or are currently using these marketing ideas. When looking to find a property does not remember everything what it seems.
