1) Clean, clean, clean

Nobody wants to buy some other disorder. If the potential is a dirty home that are naturally going to think you neglected the maintenance of the main components of the house. A clean house is the most important thing you can do to make a good first impression to a buyer. A clean home shows that you have taken great pride in your home.

2) Turn on the lights

Dark homes are not good. Natural light is best, but still turn on the lights to make light of it all and shiny. Open the curtains and window coverings. The brighter the better.

Eliminate clutter, 3)-simplify

Too much furniture or clutter can overwhelm the buyer. Too much stuff in the house also makes the home feel smaller and less organized. Think of your mind as a model home and it seems to try to make you look like that house. Keep magazines, bills, clothes, dishes, newspapers and all that is on the road.

4) Eliminate the bad smell

Smell of cigarette smoke is a huge turn off for many buyers. You need to deodorize your home if you smell smoke. Bring a non-smoker in your home and get his opinion. Sometimes you're so used to it you can not smell.

Keep your trash and garbage cans clean and empty. Do not cook anything particularly fishy odor before the show. If possible, open windows and some fresh air into your home. Be careful with candles or incense, as most can power the house. Be sure to clean your cat litter box too.

Remove pets 5)

If possible take your dog for a walk during projection. Not everyone will love your pet like you. Even if they are animal people still want to concentrate on seeing the house. Do not entertain your dog.

Also, do not lock your dog in a room and say no to potential buyers to enter the room. Some buyers with a mentality of conspiracy theory might think that you are hiding something.

6) Remove personal items

Your personal photos and other items can make it difficult for a buyer to imagine the house as their own. I've seen buyers get distracted with family photos and other things when looking at the house. They fail to see the house as their own.

7) Leave the house

Do not hang around while buyers are there. You can make them nervous. Get in the house – go for a walk, a walk or at least go and sit back. His presence will make buyers feel like they are intruding and will not be free to examine your home. I've shown a lot of houses for sale in Sarasota and we've seen a lot of potential buyers reduce their time at home short because they felt they were invading the seller.

8) Home and Neighborhood

If you have any information such as home improvements, renovations, extensions, brochures, photos or whatever else is left visible to the naked eye somewhere visible to the buyer. Furthermore, aside all the information about the neighborhood or community, as the number of homes, community characteristics, the golf club information and everything a buyer wants to know about the community. This shows that they are organized and can answer some questions a real estate agent showing not know.
